Here we a have a rare opportunity to acquire a wide beam, large two deck live aboard motorised steel barge house boat that is fully liveable and working and yet has further potential to add yet more rooms and space. This is a large steel two deck vessel that is 21m long by 20 feet wide and has a max height of 4.2m from the waterline. She is currently configured as a live aboard by her current owners, however still has several spaces that have yet to be converted so is a great opportunity to have an even larger (easily 4 separate bedroom) home. She is currently configured with a large saloon and open plan galley arrangement on the main deck with a large double cabin forward. On the same main deck there is a large aft cabin above the engine room (currently used as a store area) that has huge potential for anther bedroom or any other feature such as open aft cabana style room opening out onto the aft deck. The main fully fitted heads / bathroom is also on the main deck behind the beautiful and fully functioning wheelhouse. The lower deck is currently mostly given over to a large woodworking workshop where the owner has created all the stunning wooden interior and cabinetry aboard this vast vessel from quality reclaimed timber.
There is a stunning single cabin off the workshop that doubles as a music room, as the owner likes his musical instruments and down here he does not disturb others on the boat. The boat has its own 5kva Diesel generator in the engine room and a well running Deutz 250hp diesel motor and is full self propelled and able to driven to her new home. The size of the rooms are all a good size and the boat is only currently about 60% utilised. There is a very large forward forecastle that is currently totally unused with foredeck access via a hatch way or via the lower deck through a companionway plus a further large area on the lower deck currently given over to tankage that could very easily be emptied out to create a massive additional usable space. The current owners bought he boat following her hull being fully re-plated at huge expense just 6 years ago. Make no mistake this is a substantial houseboat that will offer a huge amount of space and is already fully liveable, yet offers further space to expand the living accommodation still further to at least a large 4 bed accommodation and make your own dreams possible. The fit and finish of the wood work needs to be seen to be fully appreciated as the owner is a master craftsman with quality timber. The boat has permission to enter the Norfolk broads direct from the broads authority. My video states she has a broads license and this statement is incorrect. She has permission to go into the broads at this time and the broads toll would be about £1900 pa. She has a recent full Boat Safety certificate too.
The outside deck space is also impressive and anyone with the vision to exploit that space further will surely end up with a truly unique and special floating home.
