Boatshed London are pleased to offer this 57ft converted coal barge for sale with London Residential mooring.
This barge was originally built in 1937 and spent its working life in Yorkshire transporting coal between the mines and power stations. It was converted around 2000 and the current owners bought it to London about seven years ago.
With a big 14ft beam, this boat has plenty of living space available as a liveaboard but the boat is in need of some interior work before moving in. There is big potential and some work has already been carried out to add a second cabin in the bow but the new owner will need to sort out some areas of damp in the floors and around windows as a priority. The boat's wiring and 12v system also requires some professional attention.
Once that is sorted, what you will have is a perfect houseboat for a couple or family (if you add the second cabin). The wheelhouse can be a great seating area or study and the large open plan galley and living area will be a great place to spend time. Given some of the current selling prices in the marina there is actual investment potential here which is not always true of houseboats!
The boat has kerosene fired central heating and a lovely multi fuel stove in the living area so this boat will always be well heated even on the coldest nights.
The residential mooring at Greenland Dock is fully transferable on payment of a 10% transfer fee (of the sale price) to the marina management. Current mooring fees are £7,038 p.a. Great value for this part of London as the barge is VAT exempt. The boat also has an enviable position with views right across the Dock from the wheelhouse.
The potential is there for all to see and it just needs someone to bring it up to a top level houseboat and be left with a beautiful houseboat in one of the most desirable settings in London.
